We act as an intermediary platform and are not a party to any rental or purchase agreement between property owners and renters/buyers.

4. User accounts

4.1 Account registration

To list a property, you must create an account. You agree to provide accurate, current, and complete information during registration and to keep your account information updated.

4.2 Account security

You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account. Notify us immediately of any unauthorized use.

4.3 Account termination

We reserve the right to suspend or terminate accounts that violate these Terms or engage in fraudulent or harmful activities.

5. Property listings

5.1 Listing requirements

Property owners who list on our platform agree to:

• Provide accurate and truthful information about their property
• Use only photos that accurately represent the property
• Maintain current availability and pricing information
• Have legal authority to rent or sell the property
• Comply with all applicable Spanish laws and regulations

5.2 Listing fees

Property listings are subject to an annual subscription fee of €200. This fee is non-refundable and covers the cost of hosting your listing on our platform. We do not charge commissions on bookings.

5.3 Content ownership

You retain ownership of all content you submit (photos, descriptions, etc.). By submitting content, you grant us a non-exclusive license to display and promote your listing on our platform.

When using our Site, you agree not to:

• Violate any applicable laws or regulations
• Post false, misleading, or fraudulent content
• Infringe on intellectual property rights of others
• Harass, abuse, or harm other users
• Attempt to gain unauthorized access to our systems

7. Bookings and transactions

Important: VillasJávea.com is a platform that facilitates connections between property owners and renters/buyers. We are not a party to any rental or sale agreement.

• All bookings and transactions are made directly between property owners and renters/buyers
• Payment terms, cancellation policies, and rental conditions are set by property owners
• We do not process payments or handle funds between parties
• Disputes between owners and renters should be resolved directly between the parties

8. Intellectual property

The VillasJávea name, logo, website design, and all original content are the intellectual property of LMM Casas Javea S.L. and are protected by copyright and trademark laws.

You may not copy, reproduce, modify, or distribute any part of our Site without our prior written consent.

9. Disclaimer of warranties

Our Site and services are provided "as is" and "as available" without warranties of any kind, either express or implied.

We do not warrant that:

• The Site will be uninterrupted or error-free
• Property listings are accurate or complete
• Properties meet any particular standards or expectations
• Transactions between users will be successful or dispute-free

Our total liability for any claim shall not exceed the amount you paid us in the 12 months preceding the claim.

You agree to indemnify and hold harmless LMM Casas Javea S.L., its directors, employees, and agents from any claims, damages, losses, or expenses arising from:
